Spring Hill is its own market

From Port Richey it is a short drive up US 19, so plenty of Pasco shops treat Spring Hill as the north end of their area. Search does not work that way. Spring Hill is in a different county, and it is not a city at all. It is an unincorporated community in Hernando County, planned by the Deltona Corporation and the Mackle brothers and opened in 1967.

It is also by far the biggest place in the county. Spring Hill had 113,568 people at the 2020 census, out of 194,515 in all of Hernando. Brooksville is the county seat and the only incorporated city left in Hernando. Weeki Wachee was a city too, until the state dissolved it in 2020.

For search, that adds up to a different county, a different permit office, a different area code (352 here, 727 on the Pasco coast) and a different set of competitors in the map pack.

A Spring Hill address is not always in Hernando

ZIP code 34610 carries the Spring Hill mailing name, but it sits in Pasco County, around Shady Hills. A shop or a customer there has a Spring Hill address and a Pasco permit office. County Line Road is the county line, so homes on opposite sides of it answer to different counties.

Your profile and your pages should say plainly which side you serve. Send a Shady Hills homeowner to the wrong county for a permit and you lose their trust fast.

The roads that matter here

  • Mariner Boulevard (County Road 587) runs 7.9 miles north from County Line Road to Cortez Boulevard, which is State Road 50. Both Farrell offices are on it.
  • US 19 is called Commercial Way here, and it runs along the west side of Spring Hill. Weeki Wachee and Hernando Beach sit off it, closer to the Gulf.
  • Spring Hill Drive is the other main road through the community.
  • County Line Road (County Road 578) follows the Pasco and Hernando line from US 19 east to US 41.
  • The Suncoast Parkway passes through Spring Hill on its way north into Citrus County.

An office on Mariner Boulevard is close to the people searching in Spring Hill. A shop in Port Richey is not, and no amount of content changes that distance in the map pack. What content can do is help you rank in the regular results, which is why every office gets real pages. That work is the core of our local SEO services.

Permits, utilities and storms in Hernando

  • Building permits. The Hernando County Building Division in Brooksville permits unincorporated Hernando, which includes Spring Hill. It moved to a new online permit portal in March 2026. The City of Brooksville runs its own building division for addresses inside city limits.
  • Water and sewer. The Hernando County Utilities Department serves homes on public water and sewer outside the City of Brooksville’s service area. Homes on a private well or septic system are on their own.
  • Electric. Hernando County lists two electric providers: the Withlacoochee River Electric Cooperative and Duke Energy. Their rebates differ, so an AC rebate page has to name the right one.
  • Storms. For Hurricane Helene in September 2024, Hernando ordered everyone west of US 19 to evacuate, along with manufactured homes countywide. The surge in Hernando Beach was estimated at about 8 feet.

Do we need a Spring Hill office to rank in Spring Hill?

For the map pack, it helps a lot. Distance is one of the three things Google weighs, and a profile has to use a real place where you do business, not a mailbox or a virtual office you never staff. Without an office you can still rank a real Spring Hill page in the regular search results and run Local Services Ads into Hernando. Both Farrell companies have real offices on Mariner Boulevard.

Should Spring Hill and Brooksville have separate pages?

If you serve both, yes. They are different places. Brooksville is a city with its own building division, and Spring Hill is unincorporated Hernando, permitted by the county. Each page should say something true about that town. Farrell AC runs separate pages for Spring Hill and Brooksville.

We are based in Pasco. Can we rank in Hernando?

In the regular search results, yes, with real pages about the Hernando towns you serve and reviews from customers there. In the map pack it depends on how far away you are.
